Energy Performance Certificates




Valuation Reports

The purpose of a valuation report is to provide you with the current value of your property based on market conditions, comparable properties and research of localised information.

However, if you are buying a property and obtaining a mortgage, the inspection carried out by your lender/mortgage is only designed to inform them what they need to know and is not meant to inform you what condition the property is in, so must never be solely relied upon for your intended purchase and a more detailed survey would be more suitable.

Formal, professional valuations of property are  required for a number of other purposes, including market valuations, probate, financial planning, matrimonial,  fire insurance and tax valuations etc.

ISVA HomeSurvey

In 2010 The Royal Institution of Chartered Surveyors decided to change the format, layout and content of the Homebuyer Survey and Valuation, replacing it with a new report.

Bradshaw Associates have decided not to carry out this report and we consider that the HomeSurvey report produced by the Independent Surveyors and Valuers Association is a more suitable form for an intermediate survey than the new RICS survey.

The survey is an economical option; it doesn’t cost much more than a mortgage valuation but it is far more comprehensive and allows you to make a reasoned and informed judgement on whether or not to proceed with the purchase.

It doesn’t detail every aspect of the property, and only focuses on urgent matters needing attention. It’s not usually suitable for properties in need of renovation, or if you’re planning major alterations or works.

Building Surveys

A building survey (formerly called a structural survey) is the most comprehensive survey available and is suitable for all residential and commercial properties and provides a full picture of their construction and condition. It is likely to be needed if the property is of unusual construction, is in poor condition or you are planning to make major alterations or undertake additional building works.

The key factor about the building survey is that is tailored to suit the property that you have chosen for your prospective new home.

Party Wall Awards

If you or your neighbour is considering building works at, on, or to the side of the boundary between the two properties  this is likely to fall under the remit of The Party Wall etc Act 1996.

We undertake all professional work under the Act and we accept appointments from either the Building Owner or the Adjoining Owner. We can also act for both owners jointly as an Agreed Surveyor in certain cases.

Most party wall matters end up with Party wall awards being prepared and published  with schedule of conditions attached to the Awards.

Schedule of Conditions

A schedule of condition is normally implemented when tenants are required to record the condition of a property prior to taking up a lease or as part of  party wall Awards.

The schedule will identify defects, or shortcomings in the building and services that they wish to have recorded in writing and with photographs, prior to taking up a lease or commencement of a tenancy agreement.

Any schedule of condition prepared by an incoming tenant should be formally agreed by both parties and attached to the lease documentation at the outset if it is to be considered for dilapidation purposes, during or at the end of a lease or tenancy agreement.

Energy Performance Certificates

Energy Performace certificates tell you how energy efficient a home is on a scale of A-G. The most efficient homes – which should have the lowest fuel bills are in band A .

Since the 14th December 2007 all sellers of homes need to ensure that they provide a Home Information pack which includes a Energy Performance Certificate for potential buyers and also for newly built properties .

From the 1st October 2008 landlords of residential properties that are let will also be required to make an Energy Performance Certificate available to any prospective tenant which will benefit from a 10 year life span.
